What is a Zoning By-law?

A Zoning By-law is an implementation tool for the Official Plan. Using a series of land use zones and labels, it generally spells out:

  • How land and buildings may be used

  • Where buildings and other structures may be located

  • What restrictions may be related to the development of a specific property

A Zoning By-law is a legally enforceable document intended to regulate land use and future development. Significant changes to land uses or zone regulations require a Zoning By-law Amendment and possibly an Official Plan Amendment. Small, technical adjustments to By-law provisions may be accommodated by a Minor Variance.

Current Comprehensive Zoning By-law #2008-18

Cramahe’s Zoning By-law 08-18 was brought into full force and effect on February 19, 2008. As Zoning By-law Amendment Applications are received and passed, the Township strives to keep the mapping as up-to-date as possible. To ensure proper zoning and permitted uses, please confirm zoning with the Township planning staff.

Please note that when reviewing the zone maps below, a property owner may have completed a zoning by-law amendment to change the zoning of the property. Although this information is regularly consolidated, it always best to contact planning staff if you are unsure.

In order to submit your Zoning By-law Amendment application, a meeting must be scheduled with the Township Planner. For application fees, please refer to our Planning Fees Schedule. 

When selling or purchasing a home or vacant land, a compliance letter may be requested by the property owner, lawyer or real estate agent acting on behalf of the property owner.

Please note your letter will not be processed until payment is received. The fee can be found on the Planning Fees Schedule. Payment can be made by cash, debit or cheque (payable to Township of Cramahe)
